Read MoreBefore you commit to a home, you deserve to understand exactly what you’re buying. Nighthawk Inspections provides pre-purchase home inspections for buyers throughout Sacramento and Northern California, giving you a clear picture of the property’s major systems and components before closing and taking ownership.
Home buying moves fast. You tour a property, submit an offer, negotiate terms, and prepare for closing, sometimes within just a few weeks. An inspection gives you a chance to slow down and take a real, detailed look at the home before the transaction is final.
See Beyond the Showing.
A home can look great during a tour, but there’s only so much you can learn in a short visit. An inspection evaluates the accessible systems and components throughout the property so you know what you’re actually buying.
Our inspections cover the home’s major accessible systems and components, giving buyers a detailed overview of the property’s condition before closing. All observations are documented in a digital report with photos and clear descriptions.
Every property presents its own set of characteristics, maintenance needs, and areas that deserve closer attention. Our inspection helps buyers better understand the home’s current condition before taking ownership.

If you’ve never been through a home inspection before, you’re not alone and you don’t need to have it all figured out going in. Here’s how to get the most out of it.
Attending the inspection walk-through at the end of the inspection is one of the best things a first-time buyer can do. You'll see the home through the inspector's eyes, ask questions in real time, and leave with a much stronger sense of what you're buying than any report alone can give you.
Set aside real time to go through the report, photos included. It's organized so you can move through it at your own pace, and if anything is unclear, we're available to walk you through it.
Your agent is your partner in deciding what to do with the findings. Review anything significant together and determine whether repairs, credits, or further evaluation makes sense before closing.
The inspection report doesn't expire on closing day. It's a reference you'll come back to when questions come up about the home, its systems, and what to prioritize as a new homeowner.
Choosing a home inspector is an important part of the home-buying process. You need clear information, a thorough inspection, and a report you can actually understand. That’s exactly what we deliver.

This is a great company to use.Posted on Google Steve LoveallTrustindex verifies that the original source of the review is Google. We recently hired Nighthawk to perform the inspection on a home we were selling. Jeremy and Jordan spent the time to inspect the house "head to toe". The issues they found were explained in detail in the report. Once the repairs were completed, we called back for a re-inspection with Jordan. Both Jeremy and Jordan were very punctual, friendly, professional and engaging. I appreciate the fact that, even though we were the seller, Jeremy and Jordan maintained their objectivity in the report. They were a referral from our realtor, Sandra and Ray Dare, who only hire/refer people they trust. Recommend 100%.

Here’s what you can expect when scheduling a pre-purchase home inspection with Nighthawk Inspections.
Book online, call 916-587-4295, or text 916-502-8892. We'll confirm your appointment and answer any questions before inspection day.
Your Nighthawk inspector evaluates the home's major accessible systems and components, documenting observations throughout. You're welcome to attend so you can see the findings firsthand.
Within one business day, you'll receive your inspection report. Review the findings, discuss anything with your inspector, and use the information to guide your next steps before closing.
Pay close attention to the home's roof, foundation, electrical system, plumbing, heating and cooling equipment, and any signs of water intrusion. While cosmetic features can be updated over time, major systems and structural components are often the most expensive items to repair or replace. A home inspection helps evaluate these areas before you purchase the property.
A home inspection and an appraisal serve different purposes. A home inspection evaluates the condition of the property's major accessible systems and components, helping buyers understand the home's overall condition before closing. An appraisal is performed to estimate the property's market value and is typically required by a lender as part of the financing process.
A seller-provided inspection report can be a helpful source of information, but buyers may still choose to obtain their own inspection. Inspection reports reflect the condition of the home on the day they were performed, and conditions can change over time. Having your own inspection also gives you the opportunity to work directly with the inspector, ask questions, and receive information specific to your purchase decision.
Yes. Buyers often use inspection findings to request repairs, negotiate credits, or discuss concerns with the seller before closing. Your real estate agent can help you determine the best approach based on the inspection findings and your purchase agreement.
Yes. Our reports are designed to be easy to navigate and understand, even if you've never purchased a home before. If anything in the report is unclear, we're happy to answer questions and provide additional clarification.
No. A home inspection identifies and documents observed conditions, but it does not include repair estimates. If cost information is needed, we recommend consulting qualified contractors for pricing and further evaluation.
